THE DOCUMENTS TO BE SUBMITTED FROM THE SELLER
• Current survey plan should be not more than 10 years old with sub – division approval (original or photo copy certified by the same surveyor) and previous survey plans for 25 years backwards (photo copies)
• Original copy of the last deed
• Title deed pertaining to the property offered as security 25 years backwards (originals or photo copies certified by the land registry or certified by the attesting lawyer)
• Land registry extracts 25 years backwards duly certified by the land registry not more than 01 month old
• Local authority certificates
1. Ownership certificate
2. Street line certificate
3. Non vesting certificate
4. Assessment notice
5. Tax receipt (last quarter)
• Title insurance to be obtained (if applicable)
• A letter of empowering to check up the property
• Certificate which mentioning the gap between the loan amount and buying amount (if any)
ELIGIBILITY
• Sri Lankan citizen, living in Sri Lanka & worldwide.
• More than 18 years & less than 55 years.
IF YOU ARE WORKING IN SRI LANKA
• A copy of marriage certificate (if a joint application)
• A copy of national identity card (NIC)
• A copy of EPF report
• T10 form (if the applicant is a tax payee, the payee tax form)
• Bank statements or copies of bank pass books for 06 months
• Salary slips of last 06 moths
• Bank statements for those six months to verify the salary.
• Documents to prove sources of other income.
IF YOU ARE IN BUSINESS IN SRI LANKA
• Audited actual financial statement for the past 3 years. (The details will not be disclosed to a third party).
• Supportive bank statements on past 06 months to justify the above income.
• Copies of BRC/Form 48 (all the legal documents of the business registration).
• Tax receipts etc (if a tax payer).
IF WORKING ABROAD
• Copies of salary slips for past 06 months.
• Bank statements for those six months to verify the salary.
• Documents to prove sources of other income.
• Passport/visa endorsement etc copies (this is to verify the client is governed by the Sri Lankan law).
• Statement from the company which the applicant is working with confirming his/her income.
• Power of attorney to handle the relationship with the bank procedures.
